We are sadly approaching winter (unless you are a skier), and this is a quick reminder to start thinking about prepping your home for the colder weather-

Here are a few simple things that should be done prior to the full onset of our rainy / cold season:

1) Have your heating system serviced and if the system is forced air, replace the furnace air filter.
2) Ensure that your roof gutters are free from debris and that they are sloped and draining properly (hire a
contractor if this is not safe to do yourself).
3) Drain all exterior hose bibs and drain or blow out any irrigation systems.
4) Check for any draft or heat loss through windows or doors, and if necessary make repairs to the weather
stripping as needed.
5) Check that your smoke and carbon monoxide detectors are functioning properly, and are not past their
expiry or "best before" date.
6) Check the firebox of any wood burning fireplace for cracks, have the chimney swept if it has not been done
in several years (depending on usage), and ensure that the seal on the chimney flue eliminates any down
drafting of cold air when the fireplace is not in use.
7) Ensure that any ceiling fan in your home is rotating counter-clockwise to blow the warm ceiling air downward.
8) Ensure that any pressurized water line that is exposed to the elements is properly insulated.

A small amount of pre-winter maintenance will go a long way to ensuring that you do not get any unwanted
maintenance surprises over winter.

We also wanted to take this opportunity to remind everyone that the City and District of North Vancouver
municipal elections are coming up on Saturday November 15, 2014. Please make sure to get out and vote
for the candidates that best serve your opinions, as there are some very pressing upcoming issues in
North Van (including traffic concerns and congestion, zoning and OCP changes, school rebuilds etc.)

Thanks very much for your continued support and please don't hesitate to call us with any of your real estate
questions.

 Sincerely,
